We’re excited to share our outline plans for new affordable housing in the heart of Crawley. Our partnership with Crawley Borough Council will seize the opportunity to convert a brownfield site into hundreds of new, affordable homes accessible to both young people, families and older age groups.
Our development will see the transformation of Telford Place, formerly a temporary car park currently owned by the local council, into a mix of 300 one, two and three-bedroom affordable apartments, creating the opportunity for all generations to get onto the housing ladder affordably – whether that be in the form of an age-appropriate retirement apartment with easy access to the town’s amenities, or a three-bedroom property with space for younger homeowners to start families.
The brownfield site will also have extensive communal facilities and a landscape strategy that will increase public open space and a commitment to sustainability, amongst many other green features such as electric vehicle charging points and renewable energy sources.
A public exhibition took place on May 11-13 at Crawley Library. The three-day event allowed interested residents the opportunity to view and comment on the outline proposals.
This feedback formed a part of the planning application that was submitted in June. The public exhibition was part of a far-reaching campaign of door-to-door engagement, advertising, and a succession of presentations to local organisations and stakeholders.
Telford Place is located opposite Crawley Library in the heart of Crawley town centre, just a seven-minute walk from Crawley train station and approximately one mile from Three Bridges train station, providing excellent access to London Victoria and Gatwick Airport.
AHH will develop a mix of affordable one, two, and three-bedroom apartments on the site at Telford Place, subject to planning permission. The site was formerly a temporary car park and is being sold to AHH to deliver this mixed tenure affordable housing scheme.
Crawley Borough Council and AHH are working in partnership on a scheme to deliver more than 300 new affordable homes, as part of a £100m town centre regeneration project.
The proposal is for a residential-led community providing affordable apartments with communal facilities, under-croft parking and landscaped grounds, which includes a new access road leading in from Haslett Avenue East.
The new homes that are to be delivered by AHH would consist of shared ownership for first-time buyers, shared ownership for older persons as well as affordable rented homes operated by the council. AHH would operate the shared ownership properties.
The proposed development is complemented by the recently completed Eastern Gateway public realm scheme and the forthcoming Crawley Station Gateway scheme, both part of the £73 million Crawley Growth Programme, which is unlocking jobs, business space and home building in the town through major infrastructure improvements.
The creation of this much-needed affordable housing will have many far-reaching benefits that include relieving the pressure on the NHS and local government, local job creation and delivering homes for the elderly, families and first-time buyers. While the independent retirement living apartments will feature on-site care and wellbeing services that will have huge health and financial benefits for homeowners.

The new site will not only support Crawley Borough Council’s Local Housing Plan to reach its housing delivery targets and create the opportunity for affordable living for many, but it will also build a vibrant, healthy and valuable community in Crawley town centre.
