Communities are much more than bricks and mortar

We create beautiful, affordable, age-appropriate communities
where people choose to visit, are proud to work and want to live.

We invest in delivering high-quality homes, places and services that create a real community – homeowners connected by friendship, a sense of purpose and mutual support – we manage our communities to ensure that they thrive and desirability is maintained.

Affordability Crisis

The challenges facing the housing market are well documented: too many people cannot afford a home of their own; much of our housing stock is aged, unsuitable, and poor-quality, and for those with social or health needs, there is a dire lack of appropriate homes. The Government has set an ambitious target for 300,000 new homes per year (net additions) and one million new homes by 2024.

The shortage of affordable homes only exacerbates the challenges to health and social care:

An ageing population needs communities that support their well-being and help to retain their independence in later life.

Younger people need to be able to live well close to where they work and to afford a family home as life progresses.

To address these challenges in the long term, we are investing to increase the housing supply now
The answer may appear straightforward:

Supply more homes with tenures that guarantee long-term affordability.

Provide mechanisms for those who need care and support to receive this in their own homes.

Shared Ownership
A viable solution to the individual is Shared Ownership:

Shared Ownership schemes are for people who want to own their own home but do not have the financial means to do so and are also commonly known as part-buy and part-rent. Customers purchase a proportion of a property they can afford and pay an affordable rent on the remaining unacquired equity.

AHH’s Registered Provider of Social Housing invests capital in delivering affordable housing communities and provides the Government regulated Shared Ownership scheme.

Allows home buyers to purchase a portion of a property and pay a low, fixed rent on the balance.

Makes good quality homes affordable and accessible.

Reduces demand on local health and social care services.

Customer Benefits:

Own and occupy a brand new property that is tailored to customer’s needs

Long term property value appreciation

Vibrant community of like-minded residents and access to services

Significantly cheaper monthly running costs compared to standard renting

Ownership stake can still be sold at any time

Provides a means to increase ownership over time, and to release capital in later life to pay for care and support

Regulated by the Regulator of Social Housing ensuring that rent is affordable with no hidden costs

Access to a regular schedule of social, health, and well-being community activities that help reduce loneliness and isolation.
